CAMDEN INDUSTRIAL PARK

Ownership
The village of Camden developed this industrial park. The cost of land is negotiable based on capital investment, number and type of jobs provided by purchaser.

Lot size varies depending on project requirements. The terrain varies from flat to rolling.

Zoning
All sites are zoned light industrial

Environmental
The industrial park was previously farm land.

Utilities
Electricity is provided by Consumers Power with 4800 volts/8320 volts WYE 3 phase radial feed system to meet customer needs. Natural gas is supplied by Michigan Gas with a 4-inch main providing 60 lb. of pressure. Sewer is provided with an 8-inch main to a lagoon treatment facility. Current use is 90,000 gpd with a total plant capacity of 200,000 gpd. Water mains are 12 inch with 57 psi. The system has two wells capable of delivering 200,000 gpd. Current use is 50% of capacity. Frontier is the telephone provider with digital and fiber optic in place. Wireless, high speed, broadband internet is provided by various companies.

Municipal Services
Police protection is full-time, and fire protection is volunteer, with a village fire rating of 7.

Taxes
There is no city or county income tax. Commercial property tax for Camden is 37.07 mills.
