HILLSDALE INDUSTRIAL PARK

Ownership
The City of Hillsdale purchased and developed this Industrial park. The cost of land is negotiable based on capital investment, number and type of jobs provided by purchaser but is normally $5,000 per acre.

Site Sizes
175 acres available with lots sized to meet requirements from 3 to 80 acres. The terrain varies from flat to rolling.

Zoning
All sites in this 400 acre park are zoned light industrial.

Environmental
Phase I Environmental site assessment has been conducted with no contaniments found.

Utilities

Electricity is provided by the Hillsdale Board of Public Utilities with a 13.2 KV primary to any secondary voltage required, 3 phase, looped system from several sources to meet customer needs. Natural gas is supplied by Michigan Gas Utilities with a 4-inch main providing 50 lb. of pressure. Sewer is provided with an 8-inch main to an activate sludge treatment facility. Current use is 1.8 MGD with a total plant capacity of 4.25 MGD. Water mains are 12 inch with 70 psi. The system has six wells capable of delivering 3.5 MGD. Current use is 60% of capacity. Water hardness is 360 mg/1. Ameritech is the telephone provider with digital and fiber optic in place. Wireless, high speed, broadband internet is provided by various companies.


Municipal Services
Police protection is full-time 24 hour, and fire protection is full and volunteer, with a city fire rating of 5.

Taxes
There is no city or county income tax. Commercial property tax for Hillsdale is 52.974 mills on 50% of State Equalized Value.
