INDUSTRIAL PARK
Ownership
The city of Litchfield purchased and developed this industrial park. The
cost of land is negotiable based on capital investment, number and type
of jobs provided by purchaser, but is normally $8,000 per acre.
Site Sizes
Lot sizes vary from 3 acres
to 6.8 acres. For larger projects, lots can be combined. The terrain varies
from flat to rolling.

All sites in this 220 acre park are zoned light industrial
Environmental
A Phase 1 environmental site assessment has been conducted with no contamination
found.
The industrial park was previously farm land.
Utilities
Electricity is provided by Consumers Power with 4800 volts/8320 voltsWYE
3 phase, radial feed system to meet customer needs. Natural gas is supplied
by Southeastern Michigan Gas Co. with a 6-inch main providing40 lb. of
pressure. Sewer is provided with an 8-inch main to a lagoon treatment
facility. Current use is 150,000 gpd with a total plant capacity of 450,000
gpd. Water mains are 10 inch with 60 psi. The system has five wells capable
of delivering 5,000,000 gpd. Current use is 25% of capacity. Water hardness
is 320 mg/l. Century Telephone Midwest is the telephone provider with
digital capability. Wireless, high speed, broadband internet is provided
by various companies.
Municipal Services
Police protection is full-time, 24 hour and fire protection is volunteer,
with a village fire rating of 7.
Taxes
There is no city or county income tax. Commercial property tax for Litchfield
is 49 mills.
