READING INDUSTRIAL PARK

Ownership
The city of Reading purchased and developed this industrial park. The cost of land is negotiable based on capital investment, number and type of jobs provided by purchaser, but is normally $5,000 per acre.

Site Sizes
Lot size varies depending on purchasers requirements. The terrain varies from flat to rolling.

Zoning
All sites in this 80 acre park are zoned light industrial.

Environmental
A Phase 1 environmental site assessment has been conducted with no contamination found.

The industrial park was previously farm land.

Utilities
Electricity is provided by Consumers Power with 4800 volts/8320 volts WYE 3 phase, radial feed system to meet customer needs. Natural gas is supplied by Michigan Gas with a 6-inch main providing 50 lb. of pressure. Sewer is provided with an 10-inch main to a lagoon treatment facility. Current use is 170,000 gpd with a total plant capacity of 200,000 gpd. Water mains are 10-inch with 62 psi. The system has five wells capable of delivering 1,000,000 gpd. Current use is 20% of capacity. GTE is the telephone provider with digital capability. Wireless, high speed, broadband internet is provided by various companies.


Municipal Services
Police protection is full-time, 24 hour and fire protection is volunteer, with a village fire rating of 7.

Taxes
There is no city or county income tax. Commercial property tax for Reading is 46.5364 mills.
